I am a newer investor looking at the Columbia, TN area.

John we bought a river house 60 minutes out of Portland on the Columbia river at the time there was maybe 3 air bnb listed in the whole county. now there is something like 20 basically with most of last summers purchases going airbnb..

and it needs maintenance as its in the Columbia River within 15 miles of the ocean so it takes some wear and tear. 

The deal seems good:Good B+ area in Columbia, SC suburb, great schools, 3 bed 2 bath, needs some cosmetic work (repaint interior, a few holes in the wall to fix, 1 broken window to replace, likely replace laminate flooring in 1 room, replace bathroom sealant)ARV is around 220k, it's offered for 165k and already has a cash offer of 172k (I'll be financing).

I just moved to Columbia, South Carolina so therefore I don't have a lot of funds at this time to take some of the courses in which I researched.

One I really like is the Baltimore Washington Meetup (in Columbia).
