I make good money as a registered nurse so while I could afford to carrying the mortgage of a SFH, it is much more appealing to have lower monthly expenses with renters sharing the cost of a mortgage while I continue to pay down the mountain of federal student loan debt I have.

If you can save the carpet for now, then clean it up.Agree with getting rid of any thing that may have personal "style" to it....curtains or other decorations etc....you want tit neutral to appeal to as many people as possible

The coastal biggies on the other hand bounced back many times faster to a point that they are out of reach for most investors now and that is driving the appeal of the tier 2 and tier 3 markets as potential investment opportunities.

Curb Appeal?

Its a balance between having it look nice and be appealing but not have a long vacancy period

If they wish to fight it, you should notify the city of your intent to appeal.

Not only are they not aesthetic, they have all the issues you mention.
