Other than it being hot in the winter (steam heat; radiators on the ceiling) and later realizing how tiny it was (all the apartments in the building was only about 800 square feet) I remember the only problem we ever had was the risk of the toilet overflowing during very, very heavy rain storms (dad built some type of wooden contraption to place in the toilet during heavy summer rains to push pressure on the water). 

Building a solid rack of investor relationships is difficult.

Also, if you've already racked up 100 five-star reviews, your approach may be different than if you're just starting out where you may be prioritizing quantity of bookings over getting the highest rates (at least until you get more reviews).

Some of these homeowners weren't even notified of the original fine until the attorneys had already racked up significant legal fees and added 21% interest. 

Our long-term tenants actually will leave a list of things they'd like us to do while we're there (fix a gate latch, loose towel rack, etc.) and it's saved a ton on what we call  "stupid trip" fees, where paying expensive handyman trips for minor issues was a constant hit to cash flow. 

The only thing you don’t want to do is rack up student loans and keep Changing directions.  

We left the white wire rack "closet furniture" in the rest of the house.Most of my houses are in the low $200,000 range and are rentals.  

It was extremely nerve racking, but that's why it's so important to have a good team around you to bounce things off of in a situation like this.
