How come Biggerpockets doesn't have a step by step books and webinars on how to analyze, rehab, fund, and refinance apartment deals for beginners?

I am new to the investor side of real estate, I have been a realtor and flipper years ago.As I am doing research, I have watched countless webinars of everyone claiming to have the best system or the newest thing, with great promises of thousands of dollars and early retirement.Are there any that are worth it and actually work, or are they all blowing smoke?

Just reading through the beginner books, listening to podcasts, attending webinars, and talking to folks on BP to get all the knowledge I can.I want to begin getting some experience performing REI related tasks and I figured the best way to do it was to reach out to investors already doing those things in the Loudoun County area.What is it that you don't have time to do, but would help you and your business?

It's hard to fully explain the analyzation property in a book but Brandon does frequently put on webinars here on BP where he walks through the process.

This is where I got confused, because most of these webinars about doing your first house hack seem to really be aimed toward people that can't make the down payment.
