I am wondering are people competing against your rental with for sale units, meaning you might have to price cut the per month rather than give just a two month discount.

no 50k for a new build is not enough. from someone who has been talking to capital partners for a year and breaking ground on 7 new builds within 60 days as well as talking to 8 hard money lenders at a time, 50k won't cut it 

Getting a good PM would also go with your wanting to do less, but it will cut into your cash flow. 

This means if you need cash you can remortgage just one property to access the money instead of two, cutting fees and work in half.

I currenntly have 5 properties and am needing to cut down on tax liabilities for this year.

If you jump into something before doing this - you're highly likely to get taken advantage of, or at best waste your time & money.Can't help with a coach:(Do recommend investing close to home if you can and then screen the heck out of PMCs with your expectations & goals to hire a good one.Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

I called to get ins they had me replace roof , cut grass total $7200.

So your not waiting for a judge to declare the sale good or any other process of law.. its done the minute you hand over the check.. you also do not need to put up a deposit to bid.. you have to put up the FULL AmOUNT of minimum bid as stated above in a cashiers check.. this really cuts down on competition of course.

That waste line is your friend.
