I know there used to be a group that meets the first Tuesday of every month at the Buffalo Wild Wings in Broken Arrow, but not sure if that's still meeting as I haven't been in a few months. 

And also how far broken down is this information is in regards to submarkets in and/or around the metropolitan area and city proper? 

Normally the rehab consist of fixing the things that are broken, laying some cheap carpet and vinyl flooring, then ignoring all the deferred maintenance items.

They made the investment to house a group for the RNC, so the investment in furniture, upgrades was made.   

We had to upgrade from a gravity furnace to forced air so we decided to do the furnace and A/C.

Last but not least, with the property being in foreclosure it's almost certain to need some amount of repairs, correction of deferred maintenance, and upgrades.

In the pictures you can tell its in great shape, the kitchen looks recently upgraded and it appears there is probably about $20k in rehab needed minimum however ill wait for a contractor to assure that.

If it's the worst building in the neighborhood, then upgrading it would help.

Tenant is thrilled with the upgrade. 

When using the BRRRR calculator it always assumes you are getting income from the property from the day of acquisition. There needs to be an option when filling out the income section of how many days into the project...
