It was a real eye opener when I started remodeling in Houston and heard the words "That's a teardown!"

We got the inspection back today; the issues are as follows: mold beyond the surface mold we originally noticed when checking the house out, wood rot in left side floor, damaged roof joist, poor ventilation in the attic and mold, many of the chimney bricks are loose, standing water in crawlspace--potential mold, leaking shower and toilet leading to damaged floor/ceiling underneath, plumbing material issues, electrical not all properly grounded. 

It was bought and remodeled (presumably as a flip). 

The idea: I'll be converting/doing a commercial remodel to turn this place into a barbershop.

Remodeled all the units and repaired and painted the outside. repaired the crawlspace and mortar fix of foundation and chimmney.

Repaired failing floor joists, complete kitchen remodel...paint etc.

Now obviously there are other factors that impacted those outcomes but all the houses were remodeled very well, with new flooring, paint, appliances etc.

@Katie Huynh That is the initial repairs bus you will have on going repairs like a toilet leaking etc.
