It seems appreciation in the area may be minimal, but I feel confident that with the military presence rent rates will continue to be solid for SFH purchased correctly.  

Several of my RE agent/broker friends have asked me if I'd like to get into staging, and it seems like I could get pretty steady work from them.Since this is new territory for me, I thought I'd ask you all what your thoughts are on the challenges I may face, pricing structure, etc.  

I really want to, it's just unfamiliar territory and I'm not sure if we need to be more aggressive or look in other markets somewhere else or what.

@Carolyn LorenceThe IRS rules prohibit any direct or indirect benefit between a disqualified party and an IRA or 401k - in either direction.If you create a joint venture where each side of the transaction is wholly separate and there is no commingling of funds, that would likely be OK.The potential issue is whether being enabled to participate in the transaction due to the presence of funds from a disqualified party would be viewed as a benefit by the IRS.

If the LLC is used simply to hold property or for your online-only business, with no employees and no local brick-and-mortar presence, then probably not.

On March 21st, the Los Angeles Board of Supervisors voted against a motion by Supervisors Lindsey Horvath and Hilda Solis attempting to extend Just Cause eviction restrictions to all rental housing providers throughout Los Angeles County and the continued presence of unauthorized occupants and pets.

There is a significant presence of healthcare related companies in the area (and growing).
