Call all the auction companies in your area and get on their mailing listing (make a personal contract with auctioneer associates - let them know that you are a buyer)  they will email you a list of up-coming foreclosure auctions.Your benefit by getting to the owner early, is that you may be able to 1.take over the mortgage by making up the back payments 2. get a deed signed, 3. take over the existing mortgage 4. advise the owner how to delay or stop the mortgage foreclosure 5.

Deal machine provide you with the name address phone number and any other addresses and e-mail address also the amount of the mortgage and how much Equity they have in the property.

I'm not sure about Houston but make sure you find a great agent who's focused in your area. call agents who list new construction or who closed land purchases and represented people. on my closed transaction list and active listings it's land on the buy side and new construction homes on the sell side. make a spreadsheet, email and call every single one, have 10-15 conversations, meet with 3, pick 1. sales funnel. 

I am open to an alternative solution but they seem like they using intimidation tactic via email like call my strategy theft (something I take offense to) and that they will not pay and I should figure out the impossible.

Last time there was a podcast I was flooded with emails and even phone calls from people wanting to invest where I do.

HOA is involved and they reply to HOA request of fixing their radiator and reply to HOA email according to hoa, but when I write them to fix the damage of my ceiling they just do not reply to my email or txt or phone call.And this is not first time that’s happening, in past 6 years there was two different damageme caused by them.
