That is the issue with the MLS, your end buyers happen to also be looking on the MLS daily and are paying more than the wholesaler will offer.

I understand your frustration and the market being competitive, but you will always have a chance to buy something that's not a good deal (daily).

If she decides to deal with it and finish her lease, then that’s okay as long as she stops the daily notifications.
