It is one of the largest and highest priced homes in Northfield, so the buying pool is pretty limited. 

Every now and then you can find a deal, the rental pool is strong, good schools, not a lot of crime, etc and the city is rapidly growing.

I never have to worry about maintaining the landscape, pool or exterior of building.

If person A owns and property and person B owns a separate property can they both elect to do a 1031 exchange and pool the funds together to buy an apartment complex as partners?

It will make the pool of buyers smaller and thus the price will drop.  

And if I am willing to move on, you are shrinking your pool of buyers and effecting your sale price.
