We still owe roughly $900K on a 3% mortgage.We’re planning to retire abroad and are weighing two options:1.Sell the home – I already have a buyer lined up, so this would be a straightforward exit.2.Rent it out long-term (furnished) – While I don’t think the rent will fully cover the mortgage, it might come close.

I see enough of these, I think it must not really be an option or some young entrepreneur would be taking on these projects.Are they big enough for me to have the kids and grandkids stay over?

In case you have not noticed, our national debt is already out of control, and there're legal limits on additional borrowing.The government has a third option: print more money.

To navigate this, consider options like keeping your current home as your primary residence while house hacking a multi-unit property, using the HELOC funds strategically before moving, or exploring alternatives like a bridge loan or cash-out refinance.

Another odd thing was the same buyer added a second option of a cash purchase that was close to half the asking price.

Of course if you are required to pay off the 2% mortgage then your cash on cash ROI goes way down, but with a 30% equity cushion you’re still way ahead.I really dislike contractor for deed, lease option, or not recording warranty deed as “solutions” for the due on sale clause.  

I don’t have the budget to support but one lead source at a time.

At some point, if your business takes off, the single member LLC gives you optionality to move to an S Corp (which typically means less self employment taxes).
