Now to be fair, the RE market despite the broader economy is not screaming a recession or offering obvious bargains, so something to consider.

I'd rather have direct oversight when I'm starting out, bloody my knees and develop a track record close to home before scaling up.

If it was me I would do my best to steer clear or make sure you get a screaming deal on a home this old especially for your first investment property. 

If you are not getting screaming discounts on your deals and your ARV is anything less than you predict, you can end your RE investing career if you go bust on a BRRRR (well...that may be a little extreme).

But then there’s BRRR that screams go get ‘em tiger!
