Investment Info:Single-family residence fix & flip investment.

I would not recommend investing in SD as a fellow San Diego resident myself! 

For context I know this may land squarely in STR territory meaning as a residence it won't comp out any differently. 

Around here, for 1-2 unit residences most cities use International Residential Code. 

Medical school will last 3-4 years, followed by a residency of 3-6 years, the location of which we won't know until the end of medical school.My idea is to house hack during her medical school years by living in one unit of a multi-family home and renting out the other units.

I hope you will try to get your money back and am happy to give you some strategies to put pressure on them if you are actually prepared to get aggressive to try and recover your funds.Sorry again you went through this.I am in a similar situation to Frank, just with another investment with the GP, it would be great to have a quick chat and get your perspectives. 

If he stays anyway, most leases have a punitive holdover clause that would charge him bucket of money because he is injuring not on your property but also the incoming resident. 

My primary residence has about $700K in equity and my IRAs are solid, but they don’t look at those.

It all depends on what you want and what you're trying to achieve.Personally, I have never done an additional payment to any rental but I have focused heavily on paying down my primary residence.

I own the home but I do not live there as my primary residence.
