During the move in inspection, they  were unhappy with some of the walls had chipped paint (result of taking things off the walls when we moved out) and demanded that we repaint them.

If they move out after one year - $600/month * 10% for capex reserve = $720$600/month * 10% for repairs = $720 (if there haven't been any repairs - which there will have been)Cash flow of $300/month * 12 months = $3,600.When you go to turn the unit, you are more than likely going to have to repaint it....which wipes out your cash flow.

I priced some again in 2015 for a rental and it was about $4,000 for a 10 foot galley so I just repainted the existing cabinets.

If you need to repaint and use a bad contractor or handyman it's for a 2/1 apartment, not a 3/2 SFR.
