During the move in inspection, they  were unhappy with some of the walls had chipped paint (result of taking things off the walls when we moved out) and demanded that we repaint them.  

If they move out after one year - $600/month * 10% for capex reserve = $720$600/month * 10% for repairs = $720 (if there haven't been any repairs - which there will have been)Cash flow of $300/month * 12 months = $3,600.When you go to turn the unit, you are more than likely going to have to repaint it....which wipes out your cash flow.  

Need to replace the roof, all the windows, refinish the hardwood floors, redo electrical, full kitchen and 2 baths remodel, and repainting, and fixing up the porch/deck.

Have them come out and give you a bid once the test has been done.Your probably looking at replacing some sheet rock repainting and stuff like that in bathroom and the inspection is about 135 to 150 bucks,, When does the guys lease expire...

Have you guys had any experience with repainting a tub?

I priced some again in 2015 for a rental and it was about $4,000 for a 10 foot galley so I just repainted the existing cabinets.

Would you guys just repaint and try to sell, reside the whole house or just repair the cracked bits and hope for the best? 

If you need to repaint and use a bad contractor or handyman it's for a 2/1 apartment, not a 3/2 SFR.
