If I can work to track the number of offers I'm making per week or per day with my clients it will drive the business not only on the transaction side but will push and pull forward the need for off market deal flow. 

They have streamlined processes and for my clients, we rarely see more than 3-5 conditions from initial underwrite and conditional approval. 

When they screen clients, I thought rental agencies check the debt?

Those who are marketing on BiggerPockets specifically know the investor mindset and specifically want investor clients vs the typical homeowner.BP doesn't have a "finder" tool for everything yet, just agents, lenders, tax pros, PMs and Syndications, but there are more being added!

For example, my client recently tried to do a deed transfer, and when I reviewed the deed history and names they were proposed on the transfer - there were discrepancies.

I recognize this is an older forum that’s been revived but Wholesale JV’s…when I learned there were investors being taught how to lend wholesaler deposits I thought I had seen it all but apparently not….
