As a syndicator myself, I want to see the raw numbers that they used to come up with there numbers.  

Costs have the potential to go down significantly as I will be doing the finish work, but I'm making my assumptions as if I subbed out everything.Estimating costs by straight square footage is not a good tool for a project of this type, as it really doesn't account for tying in utilities, permit fees, raw water fees, or possibly adding a water tap. 

Fortunately for me, my purchase was raw land and that isn't considered 'doing business'...

here, they are going to hand you raw source code, which is basically the raw blueprints for software that you can use to assemble the software yourself..com is the for profit side of it, the turnkey solution for folks that aren't programmers and don't have their own servers.

Question:  when buying raw rural land, whose responsibility is it to 1) perform the perc and mantle test and 2) put up the property markers?

I'm hoping to connect with local BP members who are involved or interested in land development -- entitlements for raw land, subdividing, wholesaling to builders/other developers, or actually doing the development.  

The first thing I would do is call them and request to buy their raw data in excel format (they might even credit you back what you have spent already) for the zip code(s) you need.

It's zoned ag, it's an old farmstead with weathered unmarketable house still standing and lots of fallen down outbuildings, so pretty much raw land that needs some help.

This has raw sewerage emptying onto the ground (poop & pee).
