Hey guys! I’m wondering what some of the best tactics are that y'all have used to gain leads from social media whether for a property to buy as an investment or leads as an agent? 

It is an industry wide national standard practice. 

From most OOS investors I am speaking to this is where most of the attention is, so be prepared for competition - seems that this forum was revived from the dead but to answer the original question with a few practices you can manage the air-bnb yourself to get higher occupancy, I would recommend educating yourself on tricks for the platform those will make the biggest difference - definitely helps having someone take care of your air-bnb account and for completely hands off investing do that but just previewing/welcoming who comes in can be done remotely in a professional manner I have seen it done in multiple states. 

In fact, they should be reported to the authorities for what I consider criminal behavior and at minimum for bait and switch practices and failure to properly disclose.

I like the later option, but that’s a personal preference.If you’re not yet used to analyzing deals, then start practicing with anything you find.

That was not standard practice for them, but they made an exception because the deal just made sense.

I Bought a dental practice with my wife 2 years ago, so once we are no longer poor from that, plan is to convert 3rd property into a STR.

I practiced on plywood. then did the spare bedroom.
