I would love to hear some feedback in regards to the steps and roadblocks that may pop up that the books and videos may not teach as well as remain in contact and see where I can add future value.

That being said, I think I still have a ton to learn about the Short term industryOne area that keeps popping up as a hot market right now is TN, (gatlinburg / pigeon forge) which I am starting to look into. 

These places have been popping up all over town for the last several years.

For example I am local to San Jose Ca and when I go into search local forums it pops up and I can follow it. 

(I guess you don't hear about bubbles popping at the bottom of a market, that's just part of the correction.

You could give the tenant a ROFR (right of first refusal) in the lease for NNN.You do not want to take on huge risk for a mom and pop tenant wanting you to be the bank.

Instead of watching Clayton's podcasts, why don't you Google a few terms like "Clayton Morris Scandal" or "Clayton Morris Ripoff" and see if any interesting educational material pops up?
