Make it pet friendly if possible, and drop your rate a a few dollars a twice a week.

Pet Deposit: I like the non-refundable deposit, plus the monthly "pet rent" income.

Charge $300 per pet fee, $25/mo per pet rent. 

I hear what you are saying on pets.

In the lease, there is a $250 non-refundable fee per pet and then an additional $25/month/pet charge.

@Daniel Johnson - good idea on the pets.

Most of the stuff was 1-2 weeks and even got a 2 month one now.Prop mgr says VRBOs are doing better than hotels since you can take a whole family (and pets sometimes) whereas hotels are short-stays for 1-2 people.

Now if you have neighbors with unsightly back patios/pets/etc, then I would spend some money on a privacy fence if its chainlink/short atm. 

Not allowed a security deposit but most people with pets will give it.
