A few months ago, I ran into a lady who has been going to seminars and REIA for more than ten years.

They wanted $1.2M to payoff  maturing HML on a $2.5M property. their credit was 580 and we told them we would not give you a loan but we would buy the property from you for $1.2M, provide you with a 12 month lease with an option to buy. in 12 months you either buy it or its ours. 

You don't need to know everything to get started; you need a foundation to build on, and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.

No charge for inspections my Banker does the inspections then we have lunch LOL..

That seems suddenly shady.My bank is reversing the charges and blacklisting them.Like I said, it's a shame as I really had high hopes for this working.Maybe I'll find something else someday.

Real estate investing has been a passion of mine for time with my mother also having invested early on where I likely have gotten the love and desire to follow similar foot steps.I have taken last 6 months to educate myself and currently own a single family home as primary residence and would like to expand to multi family properties (2-4 units) for additional stream of income, not to mention potential tax benefits for long-term investing.Based on current living situation, I have a fair amount of equity established in my primary residency along with having enough cash to either pay off house completely or use towards investing in a multi family property.Given that I'm the sole source of income for our household with my wife being the home maker for our two kids under 2, trying to weigh out risks with getting started now or perhaps waiting. 

At this stage in my life, these equity plays are more impactful than holding onto a property for a couple hundred dollars of monthly cash flow.What’s your take?

Expect a custom ADU to take 9–18 months, with 3–6 months for design and permitting and 6–12 months for construction, depending on complexity and contractor availability, and the speed of processing permits.

Make sure you talk to a Banker or Loan officer that is well versed in both SE (Self Employed) income and also Non/QM programs.One tip I will give you as a Banker is open up a "Business Checking account" and for the next 12 months pay "Everything" out of that account.
