Pros for me are - Guaranteed rents, higher than market rents in some places, additional accountability through the Housing Authority and the huge demand/lack of supply in Section8 housing means you can find great S8 tenants.I have a meticulous screening process and reject probably 80% of my applicants.

3 bedrooms tend to attract families that tend to stay longer. 2 bedrooms will have less tenants inhabiting them and therefor maybe less wear and tear (but maybe more if it attracts a couple younger guys.)In my experience couples like to have one empty bedroom for office/arts,crafts/visitors/whatever.

@Christopher DoyonIf you are gonna scale to private equity you will need an attorney to craft your corporate documents, determine entity structure, type of fund (sec exempt or sec qualified).These documents are not something you pick up off the street.

The right person can make a workmanlike job out of many things.The wrong person will make a ouch looking job out of many things.It seems to be to be person specific.I have seen tile set so beautifully anyone wold be proud to own it, and have seen some atrocious work (by pros who used 1st timer subs unsupervised).I think it is the person that makes the "Craft" of the project.

From Research, taking the steps to connect to members of the industries, to seeing houses, to putting out the effort to present an offer on a property, every step I took--I made sure to breathe and whisper to myself 'Im proud of myself,' I know it doesn't seem like hard core meticulous advice, but it does start with the mindset to grow at every stage of the business.
