I’m looking to house hack my first property and walked through a couple of properties that have a fair amount of square footage but only 3 bedrooms.

In all fairness though we are conservative and I personally go visit the market ( at my expense) and the individual we are going to work with before I start the program..

Since you’re buying at fair market value, there’s no room for margin.

Everyone is looking for a short-sighted win of getting a monthly dividend or payout, instead of becoming deeply involved to help the company 100x the revenue in 5-8yrs while maintaining 50-60% margins.

If you think a builders rep is going to be "fair", your a special kind of dumb.
