That includes the greater overhead STRs bring than traditional buy and holds, risk of local legislation in smaller NH towns w/out a precedent on STRs, and the need for researching everything you can about local market conditions/temperament on vacation rentals before making an investment.All that said, it’s been a great ride for me in NH so far and if you can setup the right systems and have an eye for what great vacation rentals look and feel like, it’s a fun niche that can be quite profitable as long as you go in understanding it’s not as passive as what a Boston area long term rental looks like.

My post is just to provide non-legal, legislative clarity, in case someone else in BP Nation thinks the OP had a good idea for implementation in NC.The OP post details putting solar panels on a rental and charging the tenant for electric usage that the OP contemplates "Producing, generating," and further contemplates "delivering or furnishing electricity,... for the production of light, heat or power ... for compensation."

It just means you get less for the hassle and work,    and you run the risk for example of getting rent controlled (HB 1389 in still alive in the 2023 state legislative session)  to that low value.
