I may hire an attorney, but I may have finally found a law pertaining to this issue.

Just make sure you understand laws, zoning and you are eligible for lic.  

If you are a control person, this can be a challenge but I have learned to let go over day to day issues that come up that I would do differently.Handypersons are a tough one.

We've never actually had a tenant use it after reading the addendum (which was our goal), and I think it helps prevent problems when they understand the myriad issues involved in its use.  

If you are renting to professionals, you shouldn't have to worry about the landlord/tenant laws.

There have been sweeping changes in L/T laws in NYS in the last 5 years. 

That said I am unsure of the laws in your state. 

The attorney representing the owners of the office downstairs were threatening to sue me.So, I engaged my attorney to deal with the issue.  

This plays into the affordability issues for tenants by allowing them to live in nicer neighborhoods for less money, yet I get monthly revenue comparable to short-term rentals.

You need to research/know the rules, laws and regulations (including HOA if applicable), like you'd do in any US city.
