We also knocked down the wall between the living room and the kitchen which ended up being a load bearing wall so we installed a nice beam which really made added to the look.

Inspector said there are couple of support beams that need repair/replacing.

When you're considering adding bedrooms, bathrooms, removing walls, installing load bearing beams, etc.

Automobiles were a new thing, so don't expect a modern 2 car garage.Properties built in the 1960s have machine excavated basements, cinderblock walls and a steel carriage beam.

In my experience, that's one of three common ways to solve the problem -- there other two being steel plates or steel beams. 

Went and took a look at a property today that is listed as having a concrete slab foundation.The home shows all the signs of foundation issues on the exterior, and interior.Upon closer inspection, we were able to remove a loose brick at the very bottom near the "foundation".......we were able to see that the house is built on wood beams, supported by cinder blocks.The outer edge (about 6 inches in width) of the "foundation" is concrete, as if they poured concrete just to support the perimeter of the home.Question.......how would this issue be fixed with sagging beams underneath the property?

I have my subject property that is a pier and beam foundation followed by two comps that are SLAB foundation (I tried finding comps with only pier and beam- no luck). 

Just because a beam is charred doesn't necessarily mean it needs to be replaced, but you will have to check local code and maybe speak with your building inspector to ascertain what will pass.
