There would be very limited costs to you doing it yourself, however, when you insert a middle-man you're going to pay a good chunk of money.  

Make it clear you need it for reference only and won't just insert your name and start using it as-is without attorney review.

Keep in mind anything you do for one tenant you have to do for all of them or you risk explaining why you allowed a (insert race/religion/nationality etc) to pay half month rent and why you didn't allow a (insert race/religion/nationality etc) to do it next month.

Try this: In your contract put a clause that states: Seller relinquishes the rights to market the property to (insert your COMPANY name).
