Hey Will - we are based in South Florid (Boca Raton, Delray Beach area) and we are seeing some success with converting long term rentals to Airbnb short term rentals due to probably the same factors as you - close proximity to the beach, A/B neighborhoods, etc.We were hesitant to use one of these high cost Airbnb management companies as well, as they really dig into your cash flow.

If he hesitates at all to agree, I'd file for eviction myself that same day if he's in a property I own as sole proprietor or through an attorney if I manage as part-owner of a LLC that owns the property (since I'm not an attorney and can't represent an LLC.)

There are way to move properties into asset holding companies that will not trigger a due on sale that you may want to explore due as moving the properties into a trust.A transfer to an LLC will trigger the clause and should therefore be avoided, even though banks are hesitant to ever foreclose as long as the note is being paid.
