forget investing for the moment your whofully undercapitalized.. and you could end up losing whatever you have.if you want in real estate and your working part time now.. get a RE license cost maybe a grand.. so spend that on education.. get in with a top flight broker on their team.. earn while you learn.. then start saving money.. hang with the club that does deals  IE real estate agents.. you will find off market deals before anyone else and you don't have to send or spend money on marketing to get them its all in the club.short of that take your degrees and energy and move to a better work environment.

arrive from INDY that day at 12 leave the next day at 4pm for Orlando.well if your going all the way to San Deigo  just head north up the CA coast into Oregon its spectacular drive.. then head east to Spokane area and cross into Montana there then work your way back south a bit through Yellowstone and the Grand Tetons  which are about as cool a place as you can go in the US.

I spent about $60,000 to learn wholesaling in the ************* program, which netted me a grand total of$0 income (go ahead, call me stupid...)We moved on to Buy & Holds and rehabbing, which is where we wanted to be anyway, and are doing great now, but as a newbie money was easy to learn fast, but I was fooled.Water under the bridge, but just because you wrote a book and host seminars doesn't mean you have anything to share if any team value.

If I sold the property today, after fees and commissions, I’d receive a check for around $50,000.My $5,000 out of pocket turned into $50,000 over the course of 5 years.If I had managed my property better, I would have an even higher gain, and I would have had much less headaches (most likely.)But I learned a lot and I still increased my net worth by 50 grand in the process.
