Hi Allison, I'm a investor in the midwest and I've scaled to 9 doors across Memphis and Detroit.

I have a few rental properties just from moving around, but I want to jump into small multi-family properties! I am trying to run some numbers in a few areas but am having trouble finding the deal within my buy box!

Scale to 5-7 very good houses not this 20-25 count.

It's like saying to parents your sun or daughter's grade has been raised from E to D.

I scaled back to my favorite 4 states to invest and started working on efficiencies.I personally see the property manager as the “Hub” of each region.

If you're providing an "up-scale" environment and hope to attract more guests of this calibre (I do; they don't quibble about higher nightly rates and rarely cause problems) then I recommend white duvet covers and wash them after each guest.  

Start small and scale.

Water Drainage:Check the grading around the property to ensure proper water runoff.
