The cap rates seem to be inconsistent and not aligning with really anything...3% to 5% on older buildings with higher risk, not great tenants, in not great areas and not a lot of cash flow or even negative cash flow based on current listed price.  

I have a self check-in listing on Peerspace.

I see credit cards and car loans as , but I do not see mortgages being paid down by the tenants as debt as bad debt.Because of the 4 reasons that are listed above I was very skeptical and even today I have not went through his whole program.

Create a simple spreadsheet or written list to compare the features of each and identify the ones that align with your requirements.

I list on every platform I know (Zillow and its affiliate, roomies, Turbotenant and its affiliate, Craigslist, furnish finder, etc.) and pay every small marketing fees offered by those platforms to get a premium listing and I filled my 6 bedroom house in two weeks.  

I currently have clients in escrow on a property with paid off solar panels and when I asked them if it made a difference, they said no.I have a listing right now with paid off solar panels, so far no one cares.It is a marketing thing.
