In many instances like this one - by the time it gets investigated damage is already done

By rich I mean they completed an application, paid the screening fee and we show that their income is sufficient to cover all of their own expenses plus pay for rent and any damages at the unit we are renting their child.

I am also writing an addendum to attach to the lease that outlines the company is responsible for all costs associated with the lease (utilities, rent, etc) as well as liable for any costs of damages or lease violation fees. 

They collected over $9.000 in damages, cleaning fees and rent payments.  

They could claim "something went missing" or was damaged by the worker so that they are not held responsible when they move out. 

And it damages the IRR on your project.It's not gonna matter that much if you have a short term project and pay interest on the drawn or full amount in the end.

You are absolutely speaking facts, I have an investor who I helped with a property and his contractors didn't pull permits to fix a fire damaged house!! 

BTW, that also gives me a bit of insight into their progress as they pack up and leave, and any damage they may have caused.

I would focus on screening your tenants for background, credit, and income to try to avoid an eviction and excessive damage to your property to minimize your turnover expenses and vacancy loss.
