Diversification in investing, whether in stocks, bonds, real estate, businesses...helps to spread out your risk over multiple assets. 

Life tends to be a constant game of meeting and changing expectations and when you take the first step in RE investing as, "I'm going to move into this 4 unit" you're stepping off with a great foot AND you are using the "silver bullet" of low down-payment financing the best it can be used.The primary additional benefits I find with 3- and 4- unit properties is diversification and economy. 

That's usually the first consideration that keeps people from doing it.Second is more nuanced, do you want the diversification?

Diversification is good in real estate, but it's good when looking at the asset classes your money is tied up in.

This gives them some diversification, but also allows others to participate in some of the most attractive deals.As a sponsor, all of the upfront costs including Earnest Money, inspections, plane tickets, etc are paid by us upfront. 

You can lend to borrowers looking for hard money loans, or get into a fund that listed these borrowers for greater diversification.
