Turns out that tenant had the water turned off, was using 5 gallon buckets for a toilet then draining them down the actual toilet where she then had the pipes in the basement disconnected so the turds that she dumped down the toilet, fell straight into the basement. 

I don't understand the disconnect in thinking home building and construction is some alternate universe of economics from virtually everywhere else you purchase anything in life. 

I tried calling the number that google provided but it's disconnected.

To fix it right you need to find out where it is connected to a source of voltage in the house and disconnect it.

I believe each does in-house management and are at a level where they have good reputations and you should at a minimum be researching.There are so many other companies that offer variations and in my opinion, that is where you get a lot of disconnect and missed expectations for investors.

Having been on BP for 4 years now and having had lunch and phone conversations with literally hundreds of wannabe wholesalers, the common theme is that they allow motivation and excitement to blur the reality of how difficult it is to make money as a middleman in an established industry such as real estate.The big disconnect generally is that these guys think the exact same thing you do, that great deals are plentiful and easy to acquire.

I doubt I spend even 2k a year on repairs for all my houses combined....Ahhh...that's the disconnect...You have new houses, have only invested for a few years and so you haven't yet experienced the major costs associated with houses after they've been occupied for 15-25 years.I believe your maintenance and capital expenses are "negligible"...they are!
