I would like to transfer the property to the LLC and the bank is saying there will be a $700 fee with the bank to allow this transfer of title. 

Then MEH, there could be a hundred reasons from the verbiage never transferred across some internet site, to the listing agent forgetting to add it, to the guy having not done anything with his license in years and just remembered he has been paying the $50 every two years to renew it with the state, but hasn't belonged to the board in years.

I hear you about solving the problem yourself, but some skills from previous lines of work don't transfer for a reason and that isn't always a bad thing.

I'm no expert, but I don't think having an S8 tenant should make any difference.I would recommend to buy in your personal name since that will give you the best terms on your loan and then to transfer title into an LLC or land trust depending on what your LLC structure looks like.  

You can transfer a property into an LLC after purchase by simply working with the title company.

The sale on purchase will be a Grant Deed transfer.

Here it costs 3% minimum to transfer title. 

I think in 2019 we will start seeing money being transferred from the impatient to the patient.
