Purchase price: $9,800,000 Sale price: $16,500,000 built in 2001 this is a great asset. well maintained and nestled in a nice green corner in the path of progress in the inner city loop.great value add. renovating interiors and raising rents over 125$ What made you interested in investing in this type of deal?

REI is great, I went down this exact path, got into REI in college, and I ended up getting a house hack a little under 2 years ago.

One of my pilot buddies had 8 homes across the country all initially funded by the VA loan and then once he moved or bought another home refinanced and used the VA loan again.

Pricing for HML or PML which are the exact same thing.. typically are very regional  some areas are quite a bit higher than others.. the Lowest in the Country is for prime CA. real estate then everything gets more expensive as you move form state to state. with some of the East cost states being quite a bit more.. but there is a ton of risk loaning in NY PA NJ given their foreclosure rules etc so thats why rates are generally higher there .

The city this house is in is fanatical about making sure there are no holes in the wall between the house and garage so fire doesn't have an easy path to get through, or carbon monoxide if someone leaves the car running...now I get it... these are college educated...millennials.
