So here is why I’m thinking this is a good idea:1) We get to reduce the SE tax by drawing a wage.2) We would like to max a Solo-401k for my wife, my understanding is that the 25% employer match would also not be subject to FICA or SE tax.3) The company could potentially contribute to an HSA account, again not subject to FICA or SE tax (I’ve heard mixed things on this).So now what I’m wondering:1.

Here's a hypothetical:$2.4MM purchase price @ 8% CapRate for a NOI of $192k/year25% down, 4.75% rate, 30-year amortization = $112K/year debt serviceCapEx Reserves = $20k/year$192k - $112k - 20K = $60k/year cash flow; 10% CoC ROI (nearly all of this will be offset by depreciation BTW)Ideally, you're purchasing a deal with room to lower expenses and/or push rents.For an actual example from my market (SE CT): I just saw a 24-unit (all 2-beds) sell recently for $2.1MM at an 8% cap rate.
