I think it's high but in the same breath if you've got a group of talented deal finders and offering 1k per deal will motivate them to really hustle for you and it boost their production it might be a cost worth paying, I guess time will tell you if it's worth it!

There is a "boots on the ground" advantage; between local networking and simply knowing the city better we can find deals that others might not be able to take advantage of.As a local, I think the additional investment in Memphis is a great boost to the city.

Point being, increasing rents in order to boost ROI which most newly acquired MNPO's must do in order to realize a return, disincentives the resident/tenants from doing any upgrading let alone deferred maintenance or MH replacement because they are more concerned about how to pay their rent.If you own your own MH's its even worse in that you're less inclined to put good money after bad by trying to keep old heaps up and in a rentable condition.

Hey I am all cash close in 10 days... only to find out none of that is true.. now if you believe white lies and fibbing to sellers to feather your own nest is OK then that's your moral and ethical compass ( not speaking of individually as I have no way to know) just talking about how wholesaling is taught and you see it with the post above recommending that they use weasel clauses..
