I felt bad because the lady had a teenage daughter but when she asked me about renting out the club house for her daughter’s birthday party when she was 2 months behind in rent I lost it and decided I wasn’t going to be nice anymore.

I got a call about a leak at 9PM on my birthday.

If they ever go into the next month, that's a red flag worthy of initiating eviction proceedings, but if they're constantly 3 weeks behind and are paying you over $1k per year in late fees, I'd send them flowers and champagne.

Hi Kyle,      My wife and I sold our 4/3 with pool and fully upgraded year 2000 home in Flower Mound last year and set the price per sq foot for the subdivision and that per sq ft price is still the highest after a full year.  

You also attract life event crowds such as weddings, birthdays, holidays, reunions, etc.

Come spring and summer, every time you water the flower bed, you'll have the same problem.If gutters and grading don't fix it, then you might have to go the next step with a french drain system.

Mortgage numbers seems too sunny with flowers, but maybe you have better bankers than I do.Throw these variables in..... the deal is barely break even cashflow and a low dollar value deal.
