We also have SFR's and tend to allow pets - definitely don't reduce any fees; pets will cause extra wear and tear on the property no matter how well behaved they are. 

Just a little update, after posting my rental on Zillow, I have gotten about 4 more hits and will be having a group showing this weekend.

@Patrick Liska - the behavior here is not in your best financial interests (fiduciary duty), and if the PM is required by law to behave in that manner then you have them in violation.

However, once you realize the truck is a massive liability, you will be having the second light bulb moment of your journey - the first being the thought that you want to get into REI.

They may tell you one thing but after you've been around them for a while, you begin to see how they actually behave.

What is it you need to do every day inorder to go from A to Z with a wholesale deal for someone who has not yet closed their first deal and may be having issues finding sellers and financially is unable to do post cards or driving for dollars?

Also, when you're looking at a portfolio of SFR's, they behave more like a big multi in that no single vacancy can hurt you that much.Good luck.

If they have the decency to give you money do the right thing by family - Don't behave like Shylock.Their participation in profits can be limited to the equivalent you would pay as interest to an external lend - but by being paid as an equity profit then after 12 months it would be at gains tax rate of 15%.

The positive is that they may be having a difficult time finding quality housing and may stay awhile.
