But remember, every dollar you pay the syndicator to do their job (which is find deals) is a dollar of extra performance you need to get to make up for the fees.  

The performance of your particular asset... real estate markets... lending markets... interest rates... general economy... 

But if you really love the area and want a slice of some of that beautiful CA coast, I'm sure there is a way to make your dream happen if you're willing to spend the extra money and go through a bit of headache!

As you over perform for your investment partners, the well will get deeper and wider. 

The desire to have a second home/Airbnb property in the beautiful state offsets the modest returns we're seeing now due to higher interest rates and taxes.

Ithaca is like another planet.STRENGTHS-  appreciation is pretty much guaranteed, no matter how crummy your property is-  student housing isn't restricted, they'll live anywhere-  having an ivy league school means there's a lot of money flying around-  rent is high-  tons of development and growth going on-   strong STR performance outside the city properWEAKNESSES-  almost absurdly high prices-  similarly absurdly low cap rates-  pesky annual inspections required on multifamily properties-  most deals happen behind closed doors, and agents tend to be very unhelpful-  5-7% cap rates typical, sometimes lowerSummary: Ithaca is a great market to park your money in and wait.

Gilford has Gunstock in the winter, Winnipesauke in the summer, and the Belknap range which has some great easier hiking trails with beautiful views of the lake.
