The difference between the two: modular are also known as 'ship flat' (and assembled from panels/modules on site) , manufactured as shipped 3D or such, in one piece.

So if you work for them assembling the land for commission etc. they might have a 50k a year annual draw and then take a big chunk of your commission when it closes.So you can make 6 figures annually but when you see how much money they take eventually you venture out onto your own.

They come broken down you have to assemble but they're supposed to be good quality and at least a 3rd less then the stores.
