z,I think you'll find that you'll need to buy properties that will generate abou 2% of the acquisition cost (purchase price + repairs) if you want to have an acceptable cash flow.

To answer your question, maybe it's because I don't know better yet, but I think I would be ok with managing and helping agents take deals from A - Z.

Pick up the phone and tell them based on x y and z you expect you property to be preforming better and ask for a plan to get you where you want to be.2.

I'll take an unpopular position here and say that getting a tenant to sign a piece a paper that says they will do x,y and z is not some sort of magic panacea for all landlord problems.

I'm big on limiting the room for people to give an excuse about XY or Z of why they're late or unable to pay rent on time.

Models were being used & are used by the Hedge Funds when they were purchasing thousands of properties at a time but if you're a little guy buying a few deals a year, competing against other little guys in the same market the bottom line Companies like Zillow have tried w/ their Z(estimate) but we find it to be wrong 95% of the time.  

A-Z program, however it is based in Excel.
