They, unfortunately, will also often bump up your maintenance costs by rushing to spend your money with their maintenance guys doing the work (and charging you for it), and charging you a fee to supervise the maintenance guys.

They cost a lot more than their monthly fees - as they will charge fees to find tenants, deal with bad tenants, find new tenants, supervise repairs, on and on.

If I owned something bigger than a four-plex and lived in it or worked on it on occasion, I would definitely pretend I was just a tenant or a contractor on payroll when I showed up to fix things or supervise work being done.

Because if you read their contract, you will see that they will charge you through the nose first to rent to this tenant, then for fees for every single possible maintenance problem they can conjure up, and they will not only charge you exhorbitant fees for the maintenance, but also for supervising the maintenance.

I wouldn't call losing 1/3rd of your living space, having strangers making a lot of noise in your home at random hours, having to take off work to supervise those strangers to make sure they don't steal anything, and having an area unsafe for kids when you have kids an inconvenience.If you aren't providing a habitable unit the tenants are not required to pay rent regardless of if you say so in your lease.

They charge separate fees for supervising maintenance issues, they charge you separate fees for their maintenance workers to do anything.My daughter, for instance, had a contract where the PM could do any maintenance under $250 without getting her permission first, or for emergencies.
