We lived in it from 2009-2015, and have been renting it out the past 2 1/2 years - so we won't have to pay capital gains tax on the sale - since we pass the 2/5 year test and the $500K exclusion test.

I might be phrasing it incorrectly- Alliance Environmental did the tests that showed we had asbestos in the popcorn ceilings and they are a company who can provide remediation, but they are not the company who caused the problem.

My plan is to clean up the park and take the test down trailers off the property and just rent out the pads that other trailer owners can put there property on.

Making money on the buy is an old saying, but it is really making equity on the buy.My final comment "Lastly is you make money on the buy not the sell." regardless of it's age will withstand the test of time for the simple reason that purchasing properly regardless of market conditions greatly enhances your odds of having equity.

What are other similar 4-plex units selling for (sold comps) and I personally would be offering less to test the water.
