We lived in it from 2009-2015, and have been renting it out the past 2 1/2 years - so we won't have to pay capital gains tax on the sale - since we pass the 2/5 year test and the $500K exclusion test. 

One to keep and one to destroy through the ICC testing process. seismic loading, fire testing, etc. etc. 

Wouldn't it be great driving test driving multiple cars without having anyone there and pressuring you to buy each car you just drove instead of test driving 5+ cars?

I might be phrasing it incorrectly- Alliance Environmental did the tests that showed we had asbestos in the popcorn ceilings and they are a company who can provide remediation, but they are not the company who caused the problem.

@Mindy Jensen I really wonder how many visitors the people who live at 123 Test St in Council Bluffs Iowa get per year, my guess is a fair bit. :)

My plan is to clean up the park and take the test down trailers off the property and just rent out the pads that other trailer owners can put there property on.

Whether the tenants and you get along is determined during the TESTING PHASE.

Making money on the buy is an old saying, but it is really making equity on the buy.My final comment "Lastly is you make money on the buy not the sell." regardless of it's age will withstand the test of time for the simple reason that purchasing properly regardless of market conditions greatly enhances your odds of having equity.

Going to try and purchase a condo through them on the lower end of the scale to test the waters before I hopefully move onto more and bigger deals.Thanks!

What are other similar 4-plex units selling for (sold comps) and I personally would be offering less to test the water.
