Also, consider that home values will continue to decline at least until Jan/Feb of 2025 before there is any rebound heading in the Spring. 

It has happened for hundreds of years, and will continue to happen, as long as there are boom and bust cycles.

As for myself I have been self managing for a few years and continue to learn the processes that go with management. 

I also think it likely that ADU rules continue to get less restrictive.

In the past when buying a house, we had a seller say "on second thought, a lot of other offers are coming to the table, we will need to raise the purchase price $X to continue" which would also put us in a bad position if our 45 days is over.
