@Thomas S. has a valid point, about filing NTQ on the 2nd of the month, but it just didn't work for us with the majority of our management clients wanting to give tenants a 'grace' period'.

I'm expecting the HVAC/water heating to be a much more significant project, as there are a lot of questions I have that I cannot answer about whether I'd need to expand the gas service or electrical, whether I can run small-duct high-velocity in the ceiling easily or possibly along the ceiling inside the unit instead of in the walls, etc.If possible, we also would like to install in-unit washers/dryers in the first and second floor units.I don't know if any of the above would require expansion of the gas or electrical service to the building, or how I would go about setting that up.

Other one was electrical work , where The loose breakers were checked and wiring was adjusted and validated if appliances are working.

Considerations: From contract law perspective, House 1 has a severe misunderstanding or deceit involved (“Rent Ready” is not the fact at all), the purchase agreement shouldn’t be valid from the beginning; House 2 wasn’t properly executed, we should have the right to cancel the whole agreement.

I recently looked at a duplex and wanted to get some thoughts on if these items should be factored into the offer price:The water heaters were over 10 years old, both gas furnaces were over 10 years old, the water was not separately metered, the front porch (cement) had some cracks in it, and both units would need some paint and new carpeting.
