If you are looking for standard finishes/cabinets - amazon/wayfair/HD/lowes has plenty of choices.

While a good real estate agent will have their team they like to deal with, it is ultimately your responsibility to have due diligence performed by someone you trust.

It was pretty hard to find properties where the numbers and landlord laws made sense which is what ultimately led me to investing in Columbus, OH.

As far as the providers go, check out the posters links in this and other SDIRA thread  who are "providers" or "professionals" - they are not allowed to outright promote themselves, but a lot of the ones providing answers are some of the great choices out there in who can help you with this.Good Luck, Dan Dietz

Is it a choice  I can make or there is any law that I must accept regardless of benefit or not?

Experience can be the difference in structuring a deal to make it work and ultimately acquiring the property successfully.

I'd imagine this will increase demand for these assets and ultimately prices.

I ultimately finished crunching the numbers between this spreadsheet, the sellers 1040 forms, some minor things needed within the property for expenses, and purchase price. 

I started offering the choice between the two about 8 years ago, now everyone chooses a move in fee. 

So we are faced with a tough choice: do we rent our home out and lose about $200 per month because of high HOA costs, OR do we sell and hopefully break even?
