There are two types of borrowers that fail at a much, much higher statistical rate than any other...1) borrowers with little experience, and 2) those putting nothing or very little down.

That does not even include the one or two deals that happen daily or weekly between realtors who know the buyer/seller and make a deal happen as almost an off-market deal.

Profitable and stable are two words that have a negative correlation. 

I have a builder friend who tore down two houses and put up 3 townhomes on those two lots.  

Two sides of course, as a home buyer you need to do what's best for you and if anyone (us included) can't give you that then we would be the first to tell you. 

That's more than 30 days and you don't have to worry about two different prorations.
