I deal with homeowners who are in active bankruptcy's on a daily basis.

To name few features, you can connect your bank & credit card account(s) to QBO to automatically download the transactions daily, set up rules for any recurring charges, setup recurring transactions (ie invoices to tenants), sent out reminder (individual or batch), accept online payments (cc & bank) which can be tenant or landlord initiated, track multiple income sources (ie. flip, rental, wholesale), track individual properties, charge tenants for reimbursable expenses, track 1099 contractors (and e-file tax forms), and create a budget.

I have been invited by a fellow that is a member of Biggerpockets to be involved in buying and selling single family homes and I might go into that because of my brother who has plenty of experience and is knowledgeable in that field and he has offered to help me.The reason I chose apartments is that I have been convinced of it ultimately because of all I have learned that it is the best way to go long term and ultimately you can hire a Property Management Company that will take care of the daily operations and that managing a property management company will not very time consuming.

I have STRs that I rent anywhere from daily to monthly and I pay all utilities on those.

I talk to investors daily who successfully use them.

I'm seeing this almost daily in my business.

I live on the Swissvale side of Rankin and walk/run/drive through a lot of this daily.

Firstly, I know I’m allowed to be a majority partner in a brokerage as long as I don’t engage in daily or company operations.
